Article 3: What Are The Cluster Houses Part 1
Cluster house estates and condo estates that includes some ‘cluster houses’ included within its estates are quite numerous and we will try to cover as much as we can here:
1.Cabana
Cabana is a purely cluster housing estate built by Far East Organization under their subsidiary, Bullion Holdings PTE Ltd & Cabana JV PTE Ltd. There are a total of 119 units of mostly similar designs inside Cabana Cluster Housing estate, in recent months, the transactions of Cabana roughly Hoover’s around $1,8 to 2,0 million. Quite an attractive price for even HDB upgraders who dream of living in a landed house although it is a start titled rather than a land titled. The characteristics that may differentiate one Cabana to another Cabana unit may be the facing and if it has water features surrounding or front the unit itself.
2.Belgravia Villas
Located on Ang Mo Kio Avenue 5, Belgravia Villas leans on the higher scale when it comes to built in sizes. Roughly with around 4,000 square feet built in, the units there feature 5 bed rooms and 5 bathrooms. Naturally, the prices there lean towards slightly higher side for a cluster house in the HDB heartlands area, about $2,600,000 to $3,500,000. There are quite a variety of differences in its cluster house units which explains the relatively vast differences in prices transacted fo sale. This freehold cluster house estate has 118 units TOP about 2016-2017. The developer is Fairfield Developments Pte Ltd.
3.Barker Terraces
There are only a total of 13 cluster houses at Barker Terraces. Recent transacted sales prices Hoover around $3.2 to $3.3 million. It is developed by the Sin Heng Chan Group and was completed on around 2006 to 2008. Being located on the upmarket Barker Road, it is close to the popular Anglo Chinese School, which explains its higher price tag.. it may be noted that privacy in Barker Terraces cluster houses may be a little compromised with the close proximity within most units, something residents of some cluster housing have to deal with.
4.Watercove
Nestled in the idyllic northern Sembawang coast facing the sea, Watercove is really quite a gem and a break from the usual ‘closed up’ concept of cluster housing in Singapore. It’s built literally by the sea and has 76 Terraces and 4 semi detached houses. The architectures of Watercove is inspired by black and white bungalows in our region. Some of the cluster houses at Watercove will enjoy unblocked views of the sea, a luxury not common in cluster housing estates in Singapore. Facilities in the Watercove include multi purpose room, gymnasium, steam room, spa, onsen(asian) and jacuzzi. There are also other facilities in this cluster housing estate like Swimming pool, outdoor dining, etc. The sale price ranges close to $2,300,000 for the Terraces.
5. Belgravia Green
Located at Seletar and Yio Chu Kang, a typical unit at Belgravia Green cluster house has 5 bed rooms and 5 bathrooms and a size of about 3,500 square feet.

Article 2: Cluster Houses Evolution
Cluster houses are somewhat a evolution from townhouses in Singapore. The Singapore government intended cluster houses to satisfy Singaporean citizens’ want to live in a landed environment and at the same time, satisfy their needs for facilities similar to those in a condominium.
Cluster houses are generally designed quite uniformly, usually with not that much differences between each units. Although some can be inter terraces while a few can be fully detached in the same estate.
These cluster house units share the same fenced up and gated land and enter and exit the estate using and sharing the same entrances and exits. The residents in a cluster housing estate share the same facilities, which are generally more scaled down and less fanciful than most condominiums. The reason for the scaled down facilities are mainly due to the fact that the land reserved for facilities in a cluster housing estate is usually much smaller than that of a condominium. On top of it, there are also usually much fewer owners in the same estate to share the cost of the facilities. Facilities in a cluster house estate usually includes security, pool with some having gymnasiums, bbq pits or playground. Only the bigger cluster housing estates have a club house.
A typical cluster house compromises of a basement, though some older cluster house estate, for example, Chancery Grove, doesn’t have a basement but simple start from the ground floor as the lowest floor. The more common layout for a cluster house unit will have a basement that usually can accommodate at least two cars. These car park lots are allocated and belongs to that particular cluster house unit. In that sense, common modern cluster house design incorporates the feel of own car parking lots and privacy, despite having to live in a communal set up.
Moving into the unit, a cluster house usually have the helper’s or Maid’s room located inside the basement. Some cluster housing, like the Cabana, comes with built in and foldable beds for the helper. Other older cluster housings like the Horizon garden, has a family hall in the basement. At Chancery Residence cluster houses+ the basement compromises of a home shelter, helper’s room and a toilet for the helper. To make Chancery Residence a little more caring, upmarket and more flexible, the helper’s room comes with a built in aircon, meaning it can be used as a guest room as well if it’s not used for the helper.
Above the basement is usually a three storey house and as in the case of Chancery Residence, Alana and Cabana cluster housing, the third storey also comes with a roof TOP terrace. Older cluster housing like the Horizon Gardens and Chancery Grove end the TOP level with rooms but without roof gardens.
Some cluster house Developers throw in perks like air wells, like some units at the Chancery Residences, other developers throw in internal lifts. This is great for family members who may have difficulty in moving around. Non cluster housing estates like the Seawind, features townhouses (which feels like a cluster house in a condo environment) comes with internal lifts.

Article 1: Cluster House Pros And Cons
There are quite a number of cluster housing in Singapore, most common in the central, northern and eastern parts of Singapore. Often, these cluster housing are located in the landed housing enclaves, probably because cluster housing has a similar plot ratio to that of a strata landed house.
At some point, you may be considering whether to rent a stand alone landed house or a cluster house. There is no definite answer to which is better. It depends on your priorities as well as the location and quality of the cluster housing.
Let's start with the pros of living in cluster houses. Cluster houses provide the best of condo and strata landed houses. Living in cluster houses feels like feeling in a strata terrace, semi-detached or bungalow house(depending on which form the cluster house is). You do not have a Neighbour above you, you have your own designated car park lots, plus lots of live in spaces and some yard spaces. The building you are living in is modeled against a strata landed house.
On top of this, you may enjoy common faculties such as 24 hours security, swimming pool, gym, children's playground, BBQ pit and a managing agent to take care of the maintenance of the common areas, including gardening, pest control, cleaning and pool maintenance. These can be a headache and extra maintenance cost to you when you live alone in a strata landed house. Many cluster houses can park two cars whereas in strata houses, many can only park one car.
As cluster housing usually have their cars parked in the basement, it can free up ground floor space for relaxation and provides more safety for kids and pets.
The obvious cons is the lack of privacy without your own fencing surrounding your house. Even if the cluster house is a bungalow or fully-detached, and you may have your own compound, through building of your house is never far from a passer by neighbours as the compound is usually quite narrow. A cluster house doesn't usually have a garden within your own compound so you can't really see the kids play much in your own outdoor compound. Although most cluster housing do provide some forms of communal garden space and even facilities, you can't decide how the garden or pool should be decorated of arranged as it is a communal and not your private area.
Most Cluster housing normally provides for your own dedicated car park lots in the basement. It means that if you drive, every time you come home, you will arrive at your home in the basement. You will have to walk up one storey to the living hall and two storeys to your bedroom, that is if your bedroom is on the second and not the third floor. Likewise, going down to your car can be a three or two storey staircase walking down. Compared this to a strata landed house where your car is usually on the ground level where you just park and open your main door to your living and dining room and just one floor up. Many strata landed houses are just two levels. The consolation part is that some cluster houses like the Chancery Grove and Brentwood Villas have their car parks located on ground level.
Some cluster houses tend to be built relatively near to one another and thus sacrifice of privacy and views. But I particularly like certain units at Chancery Grove where some of the bed rooms get to face a big wide green field. That's feels therapeutic but unfortunately, it's rather chance upon for cluster houses.
